Roof decking and sagging roof repair
A soft spot when someone walks on the roof, a dip between the rafters, or wood that is dark and wet in the attic. We repair the damaged section of roof decking, not the whole roof.
Signs the decking is damaged
- A soft or spongy spot when someone walks on the roof.
- A dip or wave you can see from the street, often between two rafters.
- Dark, stained or wet wood when you look up in the attic, or daylight showing through.
- Nails that have pulled through, or shingles that won't lie flat over one area.
Most rotten decking starts with a slow leak that went on for months. Fixing the leak early is the cheapest way to keep the wood dry; see roof leak repair.
What a sagging roof means
A small dip in one spot usually means the decking there is wet or rotten and bending under its own weight. A sag along the whole ridge, or one that keeps getting worse, can mean a rafter or truss is cracked or the walls are moving. That is a structural problem, and it needs a closer look before anyone works on the roof. If a ceiling inside is bulging or sagging, stay out from under it and call us. We always pick up. If we ever miss your call, we call back within 30 minutes, 24/7.
How we repair a section of decking
- Find and fix the leak that caused the damage.
- Take up the shingles over the damaged area.
- Cut out the soft or rotten boards back to solid wood, over the rafters.
- Fit new decking, nail it to the rafters, and lay the underlayment and shingles back so they match the roof around it.
Decking cannot be swapped from inside the attic without opening the roof above it; the shingles over that spot have to come up. We only open the area that needs it.
Permits and windstorm rules for decking work
Decking work is treated differently from shingle work. In Baytown, the city needs a permit for any roof deck repair or structural work, even though shingle-only work does not need one. Baytown Building Services is at 281-420-6537. In La Porte and the part of Pasadena east of State Highway 146, the Texas Department of Insurance windstorm rules apply. Small repairs under 100 square feet can skip the windstorm inspection only if they don't involve decking, so decking repairs there need it. Pasadena also needs a permit for repairs over 25 percent of a roof, and Deer Park lists roof work among jobs that need a permit. We tell you what applies at your address before we start.
