Metal roof repair
A drip under a screw line, a rusty spot, or a panel that lifted in the wind. Metal roofs last a long time, and most of their leaks can be repaired. We fix metal roofs in Baytown and nearby towns.
Loose screws and worn washers
The most common metal-roof leak comes from the screws that hold the panels down. Each screw has a rubber washer under its head. Heat dries the rubber out, and the panels growing and shrinking every day work the screws loose until water gets in around them. We check the screw lines, tighten the loose ones, and swap worn screws for new ones one size up so they bite into fresh metal.
Seams, flashing and trim
Water also gets in where panels overlap, at the ridge cap, and at the flashing around chimneys, vents and walls. The sealant in those joints dries out over time. We clean the joint, reseal it, and refit any trim or flashing that has pulled loose. For leaks at walls and chimneys, see flashing repair.
Rust spots
Rust starts where the coating is scratched, where screws were driven in, or where water sits in a low spot. Surface rust can be cleaned off, primed and sealed. A spot rusted through is cut out and patched with matching metal, then sealed so water runs over the patch, not under it.
Storm and hail damage on metal
Strong wind can lift a panel or peel back the edge trim, and once a panel lifts, rain follows. Baytown's building code uses a 150 mph design wind speed. Hail can dent metal. Most dents are cosmetic and don't leak, but a hit that cracks the coating or bends a seam can. After a storm, see our storm damage repair page, and if the roof is open, call us for emergency tarping. We always pick up. If we ever miss your call, we call back within 30 minutes, 24/7.
