Flat roof repair
Water standing on the roof for days, a blister that keeps growing, or a leak over a porch, garage or addition. We repair flat and low-slope roofs in Baytown and nearby towns.
Why flat roofs struggle here
Baytown gets about 65 inches of rain in a normal year, with about 20 days of an inch or more, and June is the wettest month. A pitched roof sheds that water in seconds. A flat roof has to drain it, and any low spot, blocked drain or open seam gets tested every time it pours. Summer heat is hard on flat roofs too: the Houston area reaches 90°F on about 100 days a year, which dries and cracks the surface.
Common flat-roof problems
- Ponding water. Water that is still there two days after rain. It wears the surface and finds every small crack.
- Blisters and cracks. Bubbles where air or water got trapped under the surface, and cracks where it has dried out.
- Open seams. Where two sheets of roofing meet, the seal lets go and water gets under.
- Edges and walls. The joint where a flat roof meets a wall or the main house is one of the most common leak spots.
- Drains and scuppers. Leaves and dirt block the drain, the water backs up, and it rises over the seams.
How we repair a flat roof
- Find the leak. On a flat roof water can run a long way under the surface, so we look at seams, edges, drains and blisters, not just the spot over the stain.
- Cut out the damaged area, let it dry, and patch it with matching material.
- Reseal open seams and the edges where the roof meets a wall.
- Clear the drains and, where water keeps ponding, build up the low spot so it drains.
- Where the surface is worn but sound, seal or coat it to protect it from sun and rain.
