Mobile home roof repair
A drip along a seam, a stain by a vent, or a roof that pops and rattles in the wind. We repair mobile-home roofs in Baytown, Channelview and nearby towns, and we answer 24/7.
Mobile homes around Baytown
Mobile homes are a big part of housing on this side of Houston. In Channelview about one home in five is a mobile home, 2,923 in all, the highest share of any town we serve. In Baytown it is about 6 percent of homes. We repair these roofs the same way we repair any other: find the spot where water gets in and fix that spot. See roof repair in Channelview.
The roofs we see on mobile homes
- Metal roofs. Long metal panels screwed or nailed down, often with a coating on top. Most older homes have these.
- Rubber or flat membrane roofs. A single sheet laid over the top, glued and sealed at the edges.
- Shingle roofs. Common on newer or double-wide homes with a pitched roof.
Each one fails in its own way, so the first thing we do is look at what you have. We also repair metal roofs and flat roofs on houses.
Where mobile-home roofs leak
- Seams. Where two panels or two sheets meet. Heat makes metal grow and shrink every day, and the seal along the seam slowly opens.
- Vents and pipes. The seal around the plumbing vent, the furnace flue or a roof vent dries out and cracks.
- Screws and nails. Rubber washers under the screws wear out, and nails back out, leaving small holes.
- Worn coating. A roof coating chalks and thins in the sun until bare metal or seams show through.
- Edges and the roof-to-wall joint. Wind lifts the edge trim and water runs in behind it.
Water on a mobile-home roof often travels before it drips, so the stain on your ceiling may be a few feet from the hole. Our roof leak repair page explains how we track it down.
Resealing and coating
Many mobile-home roof leaks are fixed by resealing the seams, vents and screws, then coating the roof so the whole top is sealed again. A coating works when the roof under it is sound. If the metal is rusted through or the membrane is torn, that part is repaired first, then coated. We tell you which one your roof needs after we have looked at it.
Wind, storms and your mobile home
Wind gets under loose edges and seams, and once a panel lifts, rain follows. After a storm, check the roof edges and the ceiling for new stains. Mobile homes are built for a wind zone set by federal rules. Harris County, which includes Channelview and most of Baytown, is in Wind Zone I. Chambers County, which includes the east part of Baytown, is in Wind Zone II, built for stronger wind. The data plate inside your home shows which zone it was built for. When we repair a roof edge or panel, we fasten it back at least as well as it was.
If the roof is open after a storm, call us for emergency repair and tarping. We always pick up. If we ever miss your call, we call back within 30 minutes, 24/7.
